Short drama in three acts about what matters to a seller in its encounter with three real estate agents, which is not exactly the truth.
FIRST STAGE: THE SALE PRICE YOU SAY
- Agent 1: "The truth is that today's market is a buyer, in which the properties have experienced significant devaluations, price must adjust to that reality."
- Agent 2: "I CAPTARE property sales price that you set but during the sale process will adjust as the market dictates."
- Agent 3: "You can get a lot more than one agent said, and should not consider these pessimistic forecasts Agent 2. We will sell at the price they want! "
SCENE TWO: THE COMMISSION, LESS IS BETTER
- Agent 1: "It is advisable to offer a higher commission to all agents who cooperate with us in the sale. In this way we will achieve greater exposure, sell faster and better-priced "
- Agent 2: "The commission is important, but the reality is that it makes no difference in selling a good agent does its work without regard to commission-bearing."
- Agent 3: "Yo 'I have so many customers that I can sell one, I have to share permitirmre commissions and I can even afford a lower commission. Me a lot of money in savings. "
SCENE THREE: THE INTERNET, Why?
- Agent 1: "85% of customers begin their search on the internet and it is important that your agent knows the environment and has presence in it."
- Agent 2: "There is no advantage in advertising on the Internet, the real estate market is local and a good enough sign."
- Agent 3: "No one in this market uses the Internet to search for properties, everything is good publicity in newspapers, that's enough."
Unfortunately, 90% of the time the seller owned the agent in charge in March. While it is clear that what he says is totally against him which was published in the media, what we all know as reality, and common sense, something happens in the minds of sellers who prefer to believe this guy fantasies seller .
It is sad to see how an agent who visited the property on the market is months without selling and how eager the owners remain in the expectation is met in a magical moment, that fantasy promised by the agent in March.
Agent 1 knows that the best and after much effort, work and time lost, the property is optioned for a brave buyer and will price but not for sale "fall" or, possibly already exhausted, the owners accepted sell it for less than one agent said, to leave the problem to be messed with Agent 3.
Agent one hurts especially that to make matters worse, after having been honest and ethical, the owners blame the Agent incomptencia 3 to all real estate agents and then forget that they could choose better.
As a seller you must educate yourself:
- The estate agent does not control or determine the value of your property, market forces are responsible for this.
- Moreover, like any other professional, has an expectation of profit and the commission is a motivator as any other it is a good salary.
- The Internet has become the place where 90% of buyers begin their property search, do not expect this plane is to eliminate prospective buyers.
Q Or you do not want the truth?
