REAL REASONS FOR WHICH THE BUYER DO NOT USE THE AGENT

1. Suspected agents
2. Go to the agents as a problem of cost at the time of a transaction
3. Unknown what the agent job
4. Perceived commitments and ties
5. Prefer a lower price to a good representation
6. He likes to manipulate and be in control

HOME BUYING WITHOUT REPRESENTATION (real case)

The letter

Dear Agent 1:

I found a house and the seller's agent told me he could not advise me because it was not our representative. He offered to represent me for a commission (6%) which said no. Wish to negotiate and save the commission.

I sent an e-mail offer was accepted. It was then I decided to find an agent. This charge me 3% commission to be paid by the seller's agent, and which we would cut 1.5%. Mail the original supply contract but this time indicating that he was the officer, his commission and discount.

The owner's agent got really upset. The owner refused the contract indicating that our agent was not entitled to the commission since it was not the one who originally showed us the property nor had the offer.

Is this possible?

Dear Anonymous, anti-buyer representation:

• The agent was responsible and warned that they defended the interests of the seller.
• You, by making the offer through him, implied that they were going to buy without an agent.
• Everything seems they stuck an agent just to get a rebate of the commission of an agent that does not work for you

That can not do this because the seller's agent charged by:

Property market, advise the owner and collect a commission once the property is sold

The reason why this transaction did not happen is because this agent had done his job and was entitled to charge a commission that you tried to renegotiate.

You found, saw and made an offer through the agent's job and is entitled to his commission because it was precisely for this contract.

The agent of you were willing to lower the commission, did nothing except that you used to obtain a rebate. It bounced them against, 'here are the result.

If they want that property will have to pay. if you do not want to pay, find a property that is within reach of you.
